Set on an equestrian yard with our 70×30 Andrews Bowen outdoor arena and 23×37 Indoor Arena with Andrews Bowen Training Surface. Our indoor arena has a cosy gallery with woodburner and fully equipped kitchen for those team lunches watching the riders while you enjoy our catering or enjoy your own self catering. There is a jump field with a selection of XC jumps and water jump just off the main arena. We have 12 large guest stables in two lovely wooden blocks of 6. Paddock turn out available by request/availability.

Arriving at this luxurious property, you will get a real sense of a unique rural retreat with the benefits of city life within easy reach. Located within a beautiful equestrian centre, this property allows you to enjoy a week away with family and friends, dogs and even horses if you’d like to take them too. For the younger members of the family, there are lovely Shetland ponies in the adjacent paddocks. The property has been styled and decorated for elegance and comfort throughout your stay. You are greeted by a spacious and welcoming hallway. To the left of the entrance, you’ll find the first of two downstairs bedrooms, beautifully appointed and featuring an en-suite shower room with a super king-size bed. The second bedroom is a bunk with double and single beds. Adjacent to this is the downstairs shower room with a walk-in shower allowing for good accessibility. The expansive social kitchen and dining area have been designed to facilitate gatherings; with contemporary lighting, sleek countertops and integrated modern appliances, you have everything you need to cook some fabulous evening meals. The copper-topped dining table provides a stunning focal point, complementing the luxurious ambience of the space. With seating for ten, this area is ideal for your end-of-day get-togethers. Adjacent to the kitchen is the large cloakroom and utility area, equipped with modern appliances and ample storage thoughtfully designed to accommodate outdoor gear and footwear, keeping the living spaces tidy. The lounge beckons with its generous proportions and inviting atmosphere. Large patio doors flood the room with natural light and offer seamless access to the garden and patio areas which overlook the paddocks; you can watch the beautiful horses in practice from the comfort of the patio area creating a harmonious connection between indoor and outdoor living spaces. Ample seating centred around a cosy wood burner, invites relaxation and socialising, while a large Smart TV caters to entertainment needs. Ascending the stairs, you discover four additional bedrooms. One of these bedrooms has an en-suite bathroom with a WC, providing added convenience and luxury. A further family bathroom on this floor ensures that every guest enjoys the utmost comfort during their stay. At the top of the stairs, a snug sitting area awaits, offering a tranquil space to unwind, catch up on work or simply enjoy a quiet moment. The large, sunny games room with a pool table, a large Smart TV and a chic bar area with a beer fridge is the perfect place to dial up the fun, with French doors to spill out into the social front garden – this space even has a stunning walk-in shower room for extra bathroom availability. For those who love the three bridges, the surrounds of the house offer views of all three to the north, and the Pentlands from the South.

The large garden area is enclosed and the large patio areas to the front of the property offer lounge and dining seating to enjoy the long summer days and evenings. The paddocks are close by for guests to watch the horses and riders in training. Guests bringing their horses can enjoy flatwork, show jumping and arena eventing training, as well as lovely off-road hacking. Stables and turn-out paddocks are available also by arrangement.

No unaccompanied children under 16 out of the enclosed garden for safety reasons. Supervised visits to the working yard can be arranged with the owners
Owners can arrange welcome meals on arrival, afternoon teas and whisky and wine-tasting experiences with their caterers
